The size of the area, its current condition (cracking, ponding water, faded striping), how the property is used, and any timing constraints like tenant access or an HOA vote. The more detail up front, the more accurate the written bid.

Yes. Porter Sealcoating & Paving holds Oregon CCB #223290 and is licensed, bonded, and insured. We can provide a certificate of insurance for your property management company, HOA, or general contractor before work starts.

Yes. Most commercial and HOA projects get split into sections so part of the lot or road stays accessible while another part is being paved, sealed, or striped. Phasing gets worked out at the bid stage, not on the day the crew arrives.

Either. Striping is often done right after a new pave or a fresh sealcoat, since that’s when lines show up cleanest. It can also be booked on its own for a re-stripe, a layout change, or ADA-compliant accessible stalls and signage.

Porter provides a clear, itemized bid the board can review and vote on, and coordinates with whoever is managing the project on your side, whether that’s a board member or a property manager. Shared-cost private-road paving and sealcoating is work we’ve done before.
