Asphalt Paving in Portland: Driveways, Private Streets & Commercial Lots

From Montavilla and Mt. Tabor driveways to the unimproved streets the City of Portland doesn’t maintain, plus commercial lots along corridors like NE Columbia Blvd, Porter Sealcoating & Paving has paved and sealed across the east side. Every call gets answered, and Porter calls you back personally to schedule your free estimate.

Unimproved Streets

When the City Won't Maintain the Street, Neighbors Do

Portland has more unimproved and privately maintained streets than most cities its size: roads that were never built to City of Portland standards, so the city doesn’t take them over for repaving or repair. That leaves upkeep to the people who live on the street, and when a road goes years without attention, potholes and alligator cracking tend to show up faster than anyone wants.

It’s a situation Porter runs into regularly on the east side, and it works the same way every time: one site walk, one bid, and a group of neighbors who split the cost however makes sense to them.

How a Shared Quote Works

One site walk: Porter looks at the whole street and figures out what it actually needs, section by section.

One bid: Pothole repair, overlay, sealcoating, and crack filling, priced together as a single project.

However you split it: Even shares, per household, however the neighbors agree. Porter bills the project, not the arrangement.

Proof From the Street

13 Neighbors, One Street, One Bid

“Porter and his crew did superlative work for our street, which is paved but not maintained by the City of Portland since it is not constructed to City standards. He gave us a very fair bid and we are very happy with the quality of the work. 13 neighbors shared the cost for a large pothole repair and paving overlay, as well seal coating and crack filling on the portion of the road that was in better shape. He is responsive, courteous and punctual. We will contract with him the future when the need arises.”

Commercial Lots Along the Corridors

Portland’s commercial and industrial lots cluster along corridors like NE Columbia Blvd, where property managers need pavement that holds up to daily truck and forklift traffic. That means sealcoating on a maintenance schedule, crack and pothole repair before small problems spread, and parking lot striping kept sharp and ADA-compliant. Porter’s commercial asphalt crews schedule around your operating hours, not the other way around.

East-Side Driveways

When a 1950s Driveway Has Reached the End

Montavilla, Mt. Tabor, and Lents carry some of the oldest housing stock on the east side, plenty of it from the 1900s through the 1950s, and a lot of those homes still have their original driveway. Asphalt that old has usually been patched more than once, and at some point patching stops making sense. Porter walks the driveway and gives it to you straight: crack filling and patching if the base underneath is still sound, a full tear-out and repave if it isn’t. Getting that call right the first time is most of the job.

Signs It Can Be Repaired

A crack here or there, not a network

Surface still feels solid underfoot

Edges holding, no crumbling

Signs It's Time to Repave

Alligator cracking across the whole surface

Base flexing or dipping underfoot

Old patches breaking down again

Portland FAQ

Portland Paving, Answered

Porter treats it like any other paving job: one site walk and one bid for the whole street. He sorts out what’s pothole repair, what needs a full overlay, and what only needs sealcoating and crack filling, then prices it as a single project. From there, it’s up to the neighbors how the cost gets split, whichever way the group agrees on.

It depends on the scope and the property, so there’s no one-size-fits-all answer. Porter walks the site as part of every estimate and scopes out exactly what the job needs, permits included where they apply, before any work starts.

Tree canopy and long wet winters are hard on pavement anywhere in Portland, and shaded driveways collect moss and standing water faster than owners expect. Left alone, that moisture works into cracks and speeds up wear, which is why Porter’s crews spend real time machine-scrubbing a surface clean before any sealcoat goes down. Sealcoating every 3–5 years keeps ahead of it.

Older east-side driveways vary a lot in width and access from one property to the next. Porter accounts for that at the estimate, walking the site and confirming access before pricing the job, so tight or oddly shaped driveways still get an accurate bid instead of a guess.
