A newer build on Scouters Mountain or near Happy Valley Park was designed to look finished: straight foundation lines, fresh concrete walks, and a driveway with a clean edge where the concrete apron at the garage meets the asphalt run to the street. That seam is one of the first places a driveway starts to look tired: faded on one side, cracked at the joint.
Sealcoating brings back the uniform, jet-black finish that matches the rest of a newer property, and it protects that concrete-to-asphalt seam from the cracking that shows up first. We scrub the surface with machines before sealer goes down, so the finish goes on even instead of blotchy, and the edge along the garage apron stays straight.

Sealcoat still lasts 3–5 years on a steep driveway, but the wear won’t be even. The top and bottom of the slope, and anywhere tires scrub through a turn, typically shows wear first. We point those spots out during your estimate so you know what to expect.
