The historic core near downtown has some of the oldest driveways in town, original asphalt that has spent decades cracking and settling. Head into the newer hillside neighborhoods and the story changes to steeper grades and fresher construction. Keep going past the edge of town and the driveways get longer, winding up through the hills toward the vineyards and tasting rooms that give this stretch of 99W its name.

Yes. Estate and hill country driveways outside town tend to be longer than an in-town driveway, and a lot of them are still gravel. We handle gravel-to-asphalt conversions and grading for these properties, plus sealcoating once the new surface has had time to cure.
A lot of driveways near downtown are original to the house, and after decades of settling and cracking, patching only goes so far. We’ll look at the base first. If it’s solid, an overlay usually makes sense. If it’s not, a tear-out and repave is the more honest answer.
Every 3–5 years for most driveways. Sealcoating protects the asphalt underneath, but it wears down from sun, rain, and traffic just like anything else on the surface.
