Two Different Driveways, One City

West Linn sits where the Tualatin River meets the Willamette, and the city climbs straight up from there. Down in the historic Willamette neighborhood near the river, lots tend to be flatter and driveways sit close to street grade. Head up into the streets above, and the grade changes fast: steep, curved driveways under heavy tree cover are the norm, not the exception.

Both situations get treated differently. A flatter driveway near the river gets a standard scrub and seal. A steep driveway up the hill needs real attention to drainage, to how we cut the edges so runoff sheds off the surface instead of pooling or cutting a channel down one side, and to the wear lines that show up first on an incline, right where tires track the same path every trip.

Yes. We take on jobs down in the historic Willamette neighborhood near the river and up on the steep streets above it, plus everything in between. The prep and the grading change with the terrain, but the crew and the equipment are the same either way.

No, but it takes more than running a flat grade. A driveway with real pitch needs solid base compaction before any asphalt goes down, and on a curve we take extra care with the transitions so the surface doesn’t buckle or crack at the bend. We’ve paved plenty of steep, curved driveways on West Linn’s hillside streets and know what that kind of grade needs.

It does. Shade and tree debris hold moisture and grow moss faster than an open driveway would, and moss under a seal coat is one of the main reasons a sealcoat job fails early. We scrub the surface clean with motorized brushes before sealant goes down, not just blow off the loose debris.

Every 3–5 years for most driveways. Sun exposure and tree cover shift that a little, but that range holds for the majority of the homes we seal.
